Private house in the village of Sergey Polya, Sochi
Date: 2025
Square: 200 кв. м
Team: Maria Ksenofontova, Alexander Belyaev, Kristina Erokhina, Ekaterina Rybkina
The project was originally conceived as an investment property. The client purchased the house and entrusted our team with creating an interior full of character, as well as designing the outdoor area with an open-air living room.
The house is located in the village of Sergeya Polya near Sochi. It’s a typical architectural structure with clean, modern lines and extensive glazing that opens a breathtaking view of the valley — the home’s key advantage.
The original building offered a completely open layout across both floors — no internal partitions, only panoramic glazing and a staircase block. This allowed us to design a comfortable and functional floor plan perfectly suited to the client’s needs.

Our task was to create a cozy and contemporary interior that would remain relevant for years to come. There was no specific portrait of a future homeowner, and the client preferred timeless comfort over experimentation. Initially, the house was intended for sale, but during the process the client fell in love with it and ultimately chose to keep it for himself. Now he lives here, enjoying the tranquility, architecture, and the atmosphere we created together.
The first floor serves as the social zone. Upon entry, there is a spacious cloakroom and guest restroom; behind a separate block we concealed a laundry area combined with the utility room. The architecture is designed so that from the very entrance one can see the inner courtyard — the main entrance aligns with the panoramic glazing of the living room. Natural light flows through the space, crossing it from different angles and enhancing the warmth and texture of the materials.
Continuing the theme of openness and hospitality, the indoor space seamlessly connects with the outdoors. The compact yet cozy courtyard features a swimming pool with a counter-current system, allowing for comfortable swimming despite its modest size.
Along the pool we placed an outdoor living area — the homeowner’s favorite spot, equipped with a fireplace, a lounge group, and an outdoor TV, which was one of his key requests. The first floor thus became a unified space for relaxation and socializing, where interior and exterior blend into one harmonious environment.
The second floor is divided into two functional zones. One half is dedicated to the master suite — a spacious bedroom with its own dressing room and a large bathroom. The room offers a stunning view of the valley of Sergeya Polya, which changes its appearance with the seasons, turning the window into a living landscape. To enhance this experience, the bed is placed near the entrance, allowing morning light to flood the room and the view to unfold immediately upon waking.
The master suite includes a generous walk-in closet with separate storage lines for him and her. The bathroom, illuminated by two panoramic windows, shares the same view of the valley. Along the window we arranged both the bathtub and the shower area, as well as two sinks — a comfortable solution for daily routines.
The homeowner — a young and active professional — admits that here, in the calm surroundings of Sergeya Polya, he truly rests and recharges, enjoying the views and atmosphere of the home our team created.
The second half of the upper floor is designed for guests or potential children’s rooms. Two bedrooms, each about 12 square meters, are compact yet comfortable, featuring built-in storage, workspaces, and cozy sleeping areas.
Both have private bathrooms with windows — a rare and valuable touch. Soft, high-pile carpeting adds warmth and comfort, creating a serene and homey atmosphere.
In terms of finishes, we chose restraint and unity instead of an abundance of textures. A single color palette was divided into several subtle shades, expressed through furniture, wall panels, and textiles — giving the interior a cohesive but not monochromatic feel.
The walls on the first floor, as well as all bathrooms and hallways, are finished with Oikos Marmaris decorative plaster — a soft, stone-textured material that flows seamlessly onto the ceiling, visually expanding the space.
The floors and staircase are clad with large-format Italon porcelain stoneware, produced in Russia. Its tones harmonize beautifully with the plaster finish, forming a calm, balanced background for expressive furniture and decor accents.
In the bedrooms, wallpaper was used to add warmth and tactile depth. The master bedroom became a bold experiment: the walls and ceiling were finished in a deep chocolate tone, making the space appear taller and more enveloping. Curtains and plush carpet in matching hues enhance the coziness, creating a truly intimate retreat. Guest bedrooms feature lighter tones of wallpaper and textiles, complemented by minimalist furniture that adds gentle contrast.
The project’s realization brought great satisfaction to our team. All goals were achieved 100%, and the greatest joy is knowing that the client chose to make this house his own — living here now, enjoying the interior, exterior, and the unique atmosphere that reflects his lifestyle.
